Welcome to Cormorant Rock, a place where the ocean’s crashing waves meet the still and quiet of the forest. A place that seamlessly merges the rugged beauty of the Atlantic Ocean with elegant, modern chalets that offer every possible amenity that you may want.
Sanders Studios delivered a complete suite of real estate marketing and sales collateral – from cinematic animation, film, and photorealistic renderings to an immersive web-based virtual tour app, untethered VR experience, and bespoke event design and implementation. Our fully integrated, end-to-end approach ensured a cohesive vision and seamless client experience from introductory meeting through to final delivery.
To complement the real estate marketing rendering and animation suite, Sanders Studios built a web-based interactive virtual tour app allowing users to explore the development at their own pace and fully immerse themselves in what Cape Smokey has to offer. The experience combined an illustrated masterplan with interactive nodes that opened into fully immersive 360° views of both the exteriors and showcase interiors.
The Cormorant Rock marketing campaign culminated in a series of showcase events — from the London Snow Show exhibition to an exclusive private dining and event experience. Sanders Studios designed and delivered all event collateral, from large-scale printed installations to fully interactive touchscreen presentations.
The centrepiece was a cutting-edge, untethered Virtual Reality (VR) experience featuring one of the waterside villas. Guests could freely walk or teleport through the property, exploring every detail at a true 1:1 scale while taking in panoramic waterfront views. A guided voiceover narrated the experience, creating a seamless and highly engaging real estate marketing journey for prospective buyers.
As the most advanced and realistic untethered VR experience on the market, the activation received outstanding feedback – generating genuine buyer interest and transporting audiences straight to Nova Scotia through the power of immersive storytelling.
At the heart of the collateral was a collection of highly detailed CGI visualisations, curated with a focus on lifestyle storytelling and real estate marketing. Every scene was meticulously planned, art-directed, and composed to capture the distinct character of the development. From sweeping aerial views that reveal the dramatic coastal setting to intimate vignettes that freeze a moment in time, the imagery invites viewers on a personal journey through Cormorant Rock – helping them connect with its unique spirit and imagine life within it. Seasonal variations further showcased the versatility of the residences, landscape, and activities, highlighting that Cormorant Rock truly offers something for everyone

Every meeting felt productive. They were open, collaborative, and genuinely cared about getting things right – not just visually, but atmospherically and emotionally.
The VR work they created for us has been a complete game-changer. People can “walk through” the space long before construction is finished and truly feel what it will be like to live here. The films, renders, and entire immersive experience have helped us build early excitement and trust, and they’ve played a direct role in our pre-sales momentum. They also supported us on the ground during events, presentations, and demonstrations, which made everything run seamlessly.
I also appreciated how adaptable and patient they were. This project evolved many times – design adjustments, timeline shifts, new creative decisions – and they stayed right there with us, problem-solving and refining with so much professionalism and calm.
